A flexible office floor air conditioning system layout ensures that office
fit out requirements are quickly and easily accommodated. Each floor
provides for 14 zones, after hours operation, economy cycles, high
efficiency air filters and diffusers.
The vital issue of tenant security is managed via a proximity type card
reader with 24/7 controlled access. The system provides tenants with
the flexibility for entry points, users, lift access and expands to meet
individual tenants needs.
Four high speed passenger lifts service the building and the car park.
The lifts feature premium quality finishes to car interiors, security card
access and emergency communications.
Provision is made for tenants to install fibre optic cabling by means of
incoming conduits and a dedicated cabling riser in the core area.
Riser cabling and frames are provided 1 pair per 10m2 and 2 channel
ducted skirtings are provided on every floor.
Power is provided by a dedicated 3 transformer sub station with
capacity for 125 VA/m2 of lettable office space. Provision is made for
tenants to install a stand-by generator to supply essential services to
the entire building up to 65 VA/m2.
Motor vehicle access is via the basement which offers 51 parking
spaces and 40 bicycle racks, with a dedicated loading dock and
additional parking allocated for couriers.
State-of-the-art tenancy lighting is provided on every floor, with T5 light
fittings. The lighting is designed to provide a consistent luminance of
400 lux on an open plan basis. Each office floor has provision for
metering up to 4 tenancies.
